DUBAI – The Dubai International Financial Centre (DIFC) has announced the successful completion and phased handover of DIFC Square ahead of schedule, marking a major expansion of premium office capacity within the district.

The new development arrives amid unprecedented demand for workspace in the financial hub, with the entire project reaching 100 percent pre-leasing levels before the first tenants moved in.

The milestone underscores DIFC’s continued growth as a global financial centre that attracts new international companies while enabling established firms to expand their presence in Dubai. The development also reflects the centre’s strategy to deliver modern, flexible workspaces capable of supporting the evolving needs of financial institutions, professional services firms and global businesses.

Tenants who have received office space have already begun fit-out works, signalling the start of activity across the complex as companies prepare to move into the newly delivered offices.

Early delivery

Developed by DIFC Developments, DIFC Square was completed within a 24-month design and construction timeframe. The project provides approximately 600,000 sq. ft. of office space designed to support the expansion of both new entrants and existing tenants operating within the financial centre.

The development comprises three interconnected buildings distinguished by glass façades, creating a contemporary business environment within the DIFC district. The complex also includes dedicated parking and a mix of retail and hospitality outlets that will contribute to the area’s commercial and lifestyle offering.

The completion ahead of schedule comes at a time when demand for premium office space in DIFC continues to rise, driven by strong interest from international financial institutions and multinational companies establishing or expanding regional headquarters in Dubai.

Expanding tenants

Several global firms already registered within DIFC have secured space within the new development to accommodate expansion plans. Some companies are relocating from existing premises to larger offices at DIFC Square, while others are increasing their footprint within the district.

Among the organisations moving into the development are Bank of Singapore, Deutsche Bank, Gallagher Insurance, Herbert Smith Freehills Kramer, Moody’s and TP ICAP. Their presence highlights the continued role of DIFC as a leading hub for financial services, professional services and global investment activity.

The relocation of established tenants to the new complex will also create additional availability across the district. DIFC estimates that around 100,000 sq. ft. of office space will become available in the highly sought-after Gate District and Gate Village areas as companies transition into DIFC Square.

Future growth

DIFC Square forms part of a wider pipeline of developments aimed at expanding the centre’s commercial capacity in response to sustained demand. The financial hub plans to deliver a total of 1.6 million sq. ft. of additional commercial space across 2026 and 2027.

Upcoming projects include DIFC Living, Innovation Two and Immersive Tower, which together are expected to further strengthen the district’s position as a global destination for financial services, innovation and professional sectors.

Alongside its commercial offering, the new complex will also introduce several dining and lifestyle venues. Restaurants and outlets expected to open within the development include Duck & Rice, Saddle, Hudson & Rye, Liban, and Cakes & Bubbles, adding to DIFC’s established mix of business and leisure facilities.

In line with the district’s sustainability commitments, DIFC Square has been constructed to Leadership in Energy and Environmental Design (LEED) standards. Certification from the US Green Building Council is expected shortly, reinforcing the centre’s focus on environmentally responsible infrastructure as it expands its real estate portfolio.
